Price Edwards and Company Brokers $54M Class A Power Retail Center

Phillip Mazaheri brokered the sale of Bryant Square, a Class A Retail Power Center for $54,035,000 in Edmond, Oklahoma. Bryant Square consists of 272,135 square feet situated on 28.90 acres of land. This acquisition was the fourth Power Center that Mazaheri brokered within two years with a combined total purchase price of $175,000,000 and 850,000 square feet. The Power Center was built in 1978. It was renovated and new construction outparcels were built in 2018. With current occupancy at 96%, Bryant Square has a major national tenant mix including: Ross, Five Below, Petco, Burlington, Old Navy, Ulta, Dollar Tree, CAVA, Torchy’s Taco, Burger King, Mercy GoHealth and more.

• Kay Bee Toys has purchased 0.83 acres from the Buxton Family Trust for $795,000. The property at 200 SE 4th Street is located directly east of the soccer stadium which is slated for construction in 2025.  The owner plans to develop to site into retail, entertainment or housing. • K-9 Resorts completed a lease in the former Tuesday Morning space totaling 11,188 square feet at Edmond Crossing Shopping Center at 24 E. 33rd Street. This will be the first location for K-9 Resorts in the metro Oklahoma City area and will be a great retail service addition to the thriving shopping center which is home to TJ Maxx, HomeGoods and Surge Trampoline Park. Everest Ernst handled the transaction. 

• Global Rug Liquidators LLC leased 3,991 square feet of retail space in Memorial Park at 4955 S Memorial Drive in Tulsa. The Tenant plans on opening the rug gallery by March of 2025. Global Rug Liquidators will sell rugs at discount prices and hold online auctions for their merchandise. They currently have a facility in Dallas and are expanding into the Tulsa Market. Chandler Moreau handled the transaction.

• Public Service Company of Oklahoma, a subsidiary of American Electric Power, leased 22,500 square feet at Space Center, located at 7001 E 38th Street in Tulsa. The company provides electrical service across Oklahoma. They also recently renewed a 15,000-square foot space, which serves as a warehouse for special projects. Josh Love and Tanda Francis handled the transaction.
