Price Edwards and Company Brokers $3.5M Restaurant Building Sale

• 6616 & 6714 N. Western Avenue in Oklahoma City have sold for $3,500,000 to a local investor. These restaurant buildings, totaling 10,851 square feet on a 2.1 acre lot, are located on the east border of Nichols Hills, a prime investment area with strong demographics. Everest Ernst, George Williams, CCIM, and Paul Ravencraft handled the seller's side of the transaction.

The buyer, Outwest Partners LLC, plans to redevelop the property over a period of time. Andrew Holder and Danny Rivera handled the buyer’s side of the transaction. 

• AKH Properties, a local homebuilder based in Edmond, paid Jeff Allen Enterprises, LLC $615,000 for a 3,215 square foot office building at 853 E. 33rd Street in Edmond. They plan to use the building for their main offices after renovation work is completed.  Tre Dupuy and Ian Self handled the transaction.

• A local laundry tenant, Dirty Duds, purchased Delong Yukon Center, located at 46-50 N. Kimbell Road in Yukon, for $405,000. This 5,120 square foot facility will allow Dirty Duds to expand its business to enhance service offerings and to improve customer accessibility. This allows the laundry service to diversify its operations and potentially introduce complementary businesses, creating a one-stop destination for customers serving the local community. Rosha Wood handled the transaction. 

• 8 Penn LLC acquired the Villas at Penn, an 8-unit multifamily property at 3816 N. Pennsylvania Avenue in Oklahoma City, from Number 10 Enterprises Inc. for $340,000. This acquisition gives 8 Penn LLC an opportunity to capitalize on the area’s strong rental demand and potential for value appreciation. The new owner plans to completely renovate two units and make other necessary improvements to enhance the property and bring the complex up to its full potential. Dirk Erdoes and Sam Walter handled the transaction, ensuring a smooth closing for both parties.

• Ervin Cable Construction, LLC leased 24,000 square feet of industrial space and 3.5 acres of "yard" space at 102 Lannell Drive in Grove. Ervin Cable Construction LLC will be working on telecommunications and fiber optic cable projects in Grove and the surrounding area. This lease transaction reflects the growing demand for industrial space to accommodate the telecommunications industry's rapid development. Dirk Erdoes, Sam Walter and Josh Love handled the transaction. 

• Filtrex Service Group, Inc. is relocating its Tulsa warehouse facility to a DRA industrial property. The group has leased 15,000 square feet at Space Center, centrally located in Tulsa at 7101 E. 38th Street in Tulsa. Filtrex is a national mechanical contractor specializing in HVAC and refrigeration preventive maintenance. Josh Love and Tanda Francis handled the transaction.
