• Four Bears Holding, LLC, an out of state investor, completed a $2,600,000 transaction with Brand Export, Inc., a local packaging company, for the purchase of a 29,050 square foot industrial property (4.75 acres) located at 2751 E Apache Street in Tulsa. The deal, structured as a single tenant net lease investment sale, involved the seller leasing back the property for a period of 10 years. Josh Love handled the transaction.
• SCI MGMT paid Black Mesa Assets, LLC $2,000,000 for an 11,000 square foot industrial property at 3901 N Flood Avenue in Norman. SCI Management is a leading funeral, cremation, and cemetery services provider. Cody Beat, Tre Dupuy, and Ian Self handled the transaction
• Hall Capital paid DJ's Industrial Rubber $1,400,000 for a 20,000 square foot industrial property at 1127 W Main Street in Oklahoma City. Hall Capital bought this asset as a continuation of their investment portfolio in Urban Core in Oklahoma City. Danny Rivera and Andrew Holder handled the transaction.
• Lewis Center LLC, a local real estate investment group, purchased Southern Cross Center from Wayfarer Properties, LLC for $750,000. Wayfarer had owned the 11,400 square retail property located at 6702 S Lewis Avenue in Tulsa for almost 10 years. Tanda Francis was the broker in the original transaction, and the broker in the November 2023 transaction. Primary, long-term tenants include H&R Block and Blue Moon Laundry.
• Morrison Cup Solutions LLC agreed to sublease 32,845 square feet at 37 NE 122nd Street in Oklahoma City from MD Building Products Inc. This location will serve as a secondary storage and distribution warehouse for Morrison Cup Solutions, a locally owned company. Chris Roberts handled the transaction.
• LSB Chemical leased 13,324 square feet of office space in Atrium Towers at 3505 NW 63rd Street in Oklahoma City. Craig Tucker handled the transaction on behalf of Atrium, LLC, which is wholly owned by Love’s Travel Stops. The lease expanded LSB’s premises to over 26,000 square feet. LSB also extended the lease of their existing space for several more years. LSB is a leading North American producer of industrial and agricultural chemicals with headquarters at Atrium Towers.
